Repairs to your home

Our responsibility

We will repair and maintain all structural and external parts of the building in which your flat or maisonette is situated. This includes:

• Roofs and loft space;
• Foundations;
• Exterior walls;
• Windows;
• Chimney stacks;
• Guttering, rain water and soil pipes;
• External decoration; and 
• Internal & external communal areas.

We will charge you for any repairs and improvements we carry out to your home and a portion of the cost of repairs to the structure and shared areas of the building. This charge will be included in your annual service charge invoice as an estimated figure, and adjusted in your service charge statement.

Your responsibility

You are responsible for decorating and repairing your home. This includes:

• Kitchen and bathroom fittings;
• Inside walls (that do not form part of the structure)
• Plastering;
• Internal doors and frames;
• Heating systems;
• Gas, water and electrical installations that you use in your flat.

Please remember, we are responsible for the upkeep, repair and maintenance of the structure and shared areas of the block. Do not do any repairs or maintenance in areas that are not your responsibility. If in doubt, contact us.

You can decorate and replace fittings in your home, but you must not carry out any structural work (such as removing walls, fitting windows or building extensions) without getting our written permission first.

Please contact us if you want to carry out improvements to your home or would like more information. An administration fee is usually charged for this service.

You should also contact Bury Council to see of you need planning or building control permission before you start any work.

You must ensure you use appropriately qualified workers if you want to do any gas or electrical work.
