REPAIRS

Day to day repairs are carried out by our Repairs & Maintenance team.   Please use the following link to view the Repairs & Maintenance information and services they provide, or if you want to report a repair.

IMPROVEMENTS

We are committed to making sure our estates are maintained to a high standard and are places where people want to live.  Our service standards for planned maintenance and improvements to your home explains the services will provide and the standards you can expect to receive from our staff, partners and contractors.  There are also repairs that we expect you to do yourself, more details of the repairs you are responsible for are given on page 18 of the Tenancy Agreement

Does your home meet the Decent Homes Standard?

The Decent Homes Standard
is a Government initiative to bring homes to a decent standard by 2010. 

We also work to our own 'Bury Standard' which is above and beyond The Decent Homes Standard.  View Six Town Housing's information leaflet "Does Your Home Meet The Decent Home Standard" for more details. What is Improvement Work?

This includes a range of work to make your home more comfortable and attractive, such as installing new kitchens, bathrooms, heating and insulation.

  • Programmes already completed: 2005-06  /  2006-07  /  2007-08 
  • Current programme:  2008-09*         (*subject to change)
  • Future programme: 2009-10*  /  2010-11*          (*subject to change)

Six Town Housing are committed to deliver the following in conjunction with our partners:

  • the outside of your home is painted at least every 5 years;
  • your heating/boiler system will be replaced every 15-20 years;
  • your roof will be replaced every 50 years;
  • your windows and doors will be replaced every 15-20 years;
  • your kitchen/bathroom will be replaced when it does not meet the Government's Decent Homes Standard.

We endeavour to support you through a three step process when carrying out these improvements:

  1. Before work to your home starts
  2. When the work in your home starts
  3. After the work is finished

Capital Partners

Six Town Housing work closely with four capital partners and GM Procure.  Our four partners are:

  • Caseys
  • Bullocks
  • Seddons
  • Bramalls

We have picked our partners after carrying out extensive selection procedures and interviews.  The panel involved with the interviews included officers from Six Town Housing, Bury Council and tenant representatives who were also involved in the selection process.

We started working with our partner contractors in January 2008 and are looking to work together to deliver the Decent Homes programme over the coming years.

As part of the development process for our capital works programme, we have set up working groups including tenant representaives to consider and agree how we can improve our services, expecially customer satisfaction and performance. We recognise that having major works done in the home can cause significant disturbance to tenants and have increased the number of Tenant Liaison Officers, who will be directly employed by our partners to ensure we deliver our programme with the minimum of disturbance and disruption.

This is in addition to our in-house Capital Project Officers who are assigned to specific projects and are there to support our tenants through the process.

After the work is finished a questionnaire will be sent to you asking you what you think of the work and the way it was done.  We will use this feedback to improve our future performance and the performance of the tradesperson who did the work.

Work on site

There will usually be an open day where people who will be working in the area meet local people and answer any questions. Everyone in the area gets a letter telling them what will be done and when.

If the schemes include for tenants choices such as kitchen units, someone will visit you to look at all choices. Once work starts you will get a regular home visit to check you are satisfied with progress and sort out any problems.

HOME IMPROVEMENT AGENCY

The Home Improvement Agency was launched in July 2008.  The team are busy putting together a one-stop shop that will assist customers, regardless of tenure, to access services to enable greater comfort, safety, security and independance.
